From June to September, outdoor temperatures in Dubai regularly pass 45°C, and air-conditioning often runs day and night. That makes AC the single biggest energy user in most homes and offices, and a unit that is not maintained soon becomes a slow, expensive, and noisy one. Here is what homeowners and tenants can do to keep their systems healthy.
1. Clean or replace filters every month
Dust and sand build up quickly in the UAE climate. A clogged filter restricts airflow, forcing the compressor to work longer to reach the set temperature. For split units, the filters slide out from under the front panel and can be rinsed with water and left to dry completely before refitting. In dusty seasons, check them every two to three weeks.
2. Set a sensible temperature
Every degree lower on the thermostat adds to your electricity bill. A setting of around 24°C keeps most rooms comfortable while reducing the load on the system. Using ceiling fans alongside the AC helps circulate cool air, so the room feels cooler without lowering the temperature further.
3. Keep the outdoor unit clear
The outdoor condenser needs space to release heat. Remove boxes, plants and debris from around it, and make sure it is not covered. If the fins are packed with dust, a professional coil cleaning restores efficiency noticeably.
4. Watch for early warning signs
- Water dripping from the indoor unit — often a blocked drain line.
- Weak airflow or rooms that never cool down properly.
- Ice forming on pipes, which can indicate low refrigerant.
- Unusual rattling, buzzing or a musty smell when the unit starts.
- A sudden rise in your monthly electricity bill.
Fixing these early usually costs far less than an emergency repair in the middle of August.
5. Book a professional service before summer
We recommend a full service at least twice a year — ideally in spring before the heat peaks, and again in autumn. A typical service includes:
- Deep cleaning of filters, evaporator coils and blower.
- Flushing and clearing the condensate drain line.
- Checking refrigerant pressure and topping up gas if needed.
- Inspecting electrical connections, capacitors and the thermostat.
- Cleaning the outdoor condenser coil.
