Most building repairs start as small issues: a slow drip under a sink, a hairline crack in the paint, a breaker that trips now and then. Preventive maintenance means checking these things on a regular schedule, before they turn into water damage, electrical faults or a broken AC in peak summer. Here is a simple checklist you can follow.

Monthly checks

  • AC filters: clean or replace them, especially after sandy days.
  • Under sinks: look for damp cabinet floors, drips or corrosion on pipes and connections.
  • Drains: make sure showers, basins and floor drains empty quickly and have no bad smells.
  • Smoke detectors: press the test button and replace batteries where needed.

Every three to six months

  • AC service: a professional clean of coils, drain lines and a gas pressure check.
  • Water heater: check for leaks around the tank and valve and listen for unusual noises.
  • Electrical points: look for scorched or loose sockets and switches, and flickering lights.

  • Exterior paint: sun and humidity break down paint over time, so touch up faded or peeling areas.
  • Distribution board: have a qualified electrician inspect breakers and connections.
  • Pest control: schedule a general treatment for the whole property.
